Fire protection for Lake Macquarie buildings

About three in ten homes in Warners Bay, Toronto, Belmont and Swansea are townhouses, flats or apartments, against fewer than one in ten at our base in Thornton. Unit blocks, shops and offices are the buildings that carry hydrants, boosters, sprinkler systems and hose reels, and they are the work we do on the fire side.

Our fire work is booked by strata managers, real estate managers, commercial building owners and fire safety providers. We service and test to AS 1851-2012, and install and commission hydrant systems to AS 2419.1.

Rain, low ground and drains around the lake

The lake gets more rain than our base: the Bureau of Meteorology's Lake Macquarie gauge at Cooranbong has averaged about 1,150 mm a year since 2008, against about 890 mm over the long record at East Maitland, next to Thornton. Some of the towns on the water also sit only a few metres above sea level. More rain on lower ground puts more load on downpipes, stormwater lines and the sewer drain.

Two pipes leave your block

Downpipes and yard pits belong on the stormwater line. Everything from inside the house goes to the sewer. Hunter Water says a downpipe must never be connected to the sewer or to the overflow relief gully, because in heavy rain that extra water can overload the sewer and cause overflows.

The overflow relief gully is the grate in the yard that lets a sewer blockage spill outside instead of through a shower or toilet. Hunter Water says it should usually sit 75 mm above the ground and at least 150 mm below the lowest drain inside, with a grate that can still pop off freely. Stormwater on your land is the property owner's to manage.

What we do about it

  • Blocked drains cleared with high pressure jet blasting
  • CCTV inspections to find the root, crack or sag behind a blockage
  • Leak testing
  • Downpipes repaired, replaced and run to the right line
  • Rainwater pumps and tanks

Blocked drains and CCTV inspections

Signs worth a call

  • The yard gully grate lifting, or wet ground around it, after rain
  • Gutters spilling over at one downpipe while the rest run clear
  • Toilets and showers gurgling or slow in a downpour
  • A tank pump that runs and runs, or won't start

Common questions

Do you come to the southern and western side of the lake?

Lake Macquarie is one of the areas we service. From Thornton it's about 38 km by road to Toronto, 45 km to Swansea and 48 km to Morisset, so call and we'll work out the visit with you.

Can you test the fire systems in our Warners Bay unit block?

Yes. We service and test hydrants, boosters, sprinklers and hose reels on strata and commercial buildings, and strata and real estate managers book that work with us. Tell us what the building has when you call.

Water comes up through the yard grate when it rains. What's going on?

That grate is the overflow relief gully, and water there means the sewer line isn't getting away. It can be a blockage such as tree roots, a broken pipe, or rain getting into the sewer from a downpipe that's connected to the wrong line. We can jet the drain and run a CCTV camera through it to find which one it is.

Who do backflow test results go to in Lake Macquarie?

Lake Macquarie is on Hunter Water's supply. A testable backflow device is tested when it goes in and then every year, and it's registered with Hunter Water. Our backflow page covers which devices need it.

What if a pipe bursts or a hydrant is damaged at night?

For a burst pipe, shut the water off at the meter first. Then ring 0474 659 574: we're open 24 hours, 7 days, for plumbing and fire systems.
